03 Buy & sell

Priced on evidence.
Negotiated with patience.

Condos, townhouses and houses across the GTA, for sellers, buyers and investors.

A

Selling

Selling a home or a condo.

Most of a sale is decided before the listing goes live: the price, how the home is shown, and who sees it first.

From my recordSold in one day: a two-bedroom condo in Etobicoke, July 2024.

  1. The price, from evidence. Recent sales of comparable homes, not the highest number anyone has heard. Overpriced listings sit; a sitting listing gets cheaper.
  2. Ready to be seen. What to fix, what to leave, and photographs that show the home as it is, at its best.
  3. Marketed where buyers look. On MLS®, to the buyers and investors I work with, and on social media.
  4. Negotiated to the close. Offers, conditions and dates, managed until the keys change hands.
B

Buying

Buying where the value is.

Patience is a negotiating position. The right purchase is often the one you waited for.

From my recordTwo months of searching and one week of negotiation for one of the best prices per square foot in a downtown Toronto building, December 2024.

  1. A short list worth seeing. Homes measured on price per square foot, building, location and what similar units sold for.
  2. The questions before the offer. Status certificates for condos, inspections, and what the closing will really cost.
  3. An offer that holds. Price, deposit, conditions and dates set to win without overpaying.
  4. Closed on time. With your lender and lawyer, through to the keys.

Investing

Investing: in, and out.

An investment property is two decisions: when to buy it and when to sell it. Both come down to the right price.

From my recordA condo investor exited at the right price in October 2026; comparable values in the building have declined since then.

  1. Opportunities. Renovation projects, rentals, and pre-construction contracts from sellers who need out.
  2. The numbers. Price, carrying costs, rent and resale, before an offer is written.
  3. The tenant. Leasing it to the right tenant once it closes.
  4. The exit. Selling, or assigning before closing, when the numbers say so.
