02 Pre-construction
Buy new, with the exit planned.
A pre-construction purchase is a contract you will live with for years. I help you choose it, read it, and when the building is finished, close it, lease it or assign it.
Before you sign
Six things to read in the agreement.
The brochure sells the building. The agreement decides what owning it will cost, and how you can get out.
- The deposit schedule. How much, and when, over the years of the build. It decides how much cash you need before you ever see the unit.
- The dates, and how they can move. Tentative and firm occupancy dates, how much notice the builder must give for a delay, and what happens if the project runs late.
- Closing costs and their caps. Development charges, levies and adjustments added at closing. Some agreements cap them; some do not. This is where surprises live.
- The assignment clause. Whether you can sell the contract before closing, from when, at what fee, and whether it can be listed on MLS. Your exit depends on it.
- Interim occupancy. For condominiums: the months between moving in and registration, when you pay an occupancy fee rather than a mortgage.
- The cooling-off period. New condominium purchases come with a short window to cancel. Use it to have a lawyer read everything above.
At the end of the build
Three ways a pre-construction contract ends.
Decide which one is yours early. It changes how you finance, when you act, and what you look for in the agreement.
From my record
Contracts, seen through.
Pre-construction homes sold before closing, a brand-new home leased to the right tenant, and an investment exited at the right price.
- Closed Oct 2026MississaugaCondo, one bedroomSaleActing for the InvestorAn investor I had helped assign a pre-construction unit earlier in the year asked whether it was also time to exit his condo. We listed it, secured the right price and closed; comparable values in the building have declined since then.
- Closed Jan 2026TorontoDowntownCondo, one bedroomAssignment purchaseActing for the InvestorA rare buy: the seller forfeited deposits to assign the contract to my investor client. Finalized and closed.
- Closed Sep 2025Richmond HillTownhouse, 3+1 bedroomsAssignment saleActing for the SellerSold as an assignment before the final closing, and closed.
