Owners and businesses

Owners and landlords

Space that earns.

Commercial space needs a strategic approach and market knowledge: who needs it, what they will pay, and on what terms.

  1. Positioning. What the space is for, what it should rent or sell for, and to whom.
  2. Marketing. Listed on MLS® and put in front of the businesses that fit.
  3. Terms. Rent, TMI, term and possession, negotiated so the lease works for both sides.
  4. Sales and land. Buildings and development sites, presented on their potential.

Businesses and tenants

The right space for the business.

Industrial, office or retail: location, zoning, access and parking matter as much as the rent.

  1. The requirement. Size, use, loading, parking, budget and timing, written down first.
  2. The search. Spaces that fit the use and the zoning, near the highways your business runs on.
  3. The numbers. Net rent plus TMI, the real monthly cost.
  4. The lease. Term, options and possession, negotiated before you sign.
B

Plain terms

Five terms in every commercial lease.

Net rent
The base rent, usually quoted per square foot per year.
TMI
Taxes, maintenance and insurance: the landlord’s operating costs passed on to the tenant, on top of the net rent.
Zoning
What the property may be used for. It decides whether a warehouse can also be a showroom.
Possession
When the tenant gets the space, and in what condition.
Term and options
How long the lease runs, and whether the tenant can renew or leave early.

Tell me the use, the size and the area, or the property you own. I will come back with what the market looks like and how I would approach it.
