04 Leasing

The right tenant.
The right home.

A good lease protects the investment on one side and the home on the other. I work for landlords and for tenants, in condos, townhouses and houses, and in commercial space.

A

For landlords and for tenants

Landlords

A strong start to the returns.

Finding the right tenant is the step that protects, and grows, the investment. It matters most on a brand-new unit.

  1. The rent. Set from what comparable units actually leased for, not what they were advertised at.
  2. Marketing and showings. Listed where tenants look, shown to people who can afford it.
  3. Screening. Applications, employment, credit and references, checked before you decide.
  4. The lease. Ontario’s standard form of lease for residential tenancies, completed properly, and the handover.

Tenants

A home in the right place, on fair terms.

In a competitive rental market, a complete application and a confident offer win the unit, sometimes under the asking rent.

  1. The search. Units that fit your budget, commute and move-in date, furnished or not.
  2. Viewings. What to check before you apply.
  3. The application. Prepared to be accepted: documents, references, and an offer that stands out.
  4. The terms. Rent, deposit, move-in and what is included, negotiated before you sign.
